Dan was a very good resource to have as a first time buyer, as he had broad knowledge on common things to look out for that I wouldn't have thought of. The Number One Cause Of Equity Loss In Central/Southwest Virginia
Mind Your Gutter System!
In my years in real estate, I cannot tell you how many times I have witnessed home owners lose hundreds, thousands and even tens of thousands of dollars in home equity for one single, easily preventable reason; not minding the rain gutter system on their home.
In central, southwestern Virginia, you simply cannot ignore your gutters. Our soil will shift when saturated and so will the structure that sets on it.
Just this week I met with a structural engineer at a house my client wants to buy. I set up that meeting because during my walk through with my client we noticed a long, linear crack running nearly from one end of the basement to the other in the cinder block wall.
It was determined that this crack indeed signifies a structural compromise that will require significant structural repairs to stabilize the wall. I run into something like this at least weekly.
The root cause, clogged gutters that were allowed to remain clogged over a long period of time. This causes rainwater to flow from the roof to the gutter, but then over the gutter because of the leaves and to the front of the house in close proximity to the foundation. Over time this ground water pressure caused the wall to 'buckle' resulting in the long, linear crack. If not addressed now, this pressure will continue to build eventually resulting in the total failure of the basement wall. ( I have seen that happen too, not pretty)
So now this homeowner is facing an $8,000 to $20,000 repair just to sell the home or worse, will not be able to sell the home at all!
This is a direct loss of equity that was very easily preventable!
If your home is under a tree, or if a tree is nearby allowing for foliage to deposit on the roof of your house, here are actions that should be taken to protect the foundation of your house and in turn, your home equity.
*Leverage some kind of gutter guard that does not allow for the clogging of the gutters by tree foliage.
*Clean your gutters at least once annually to remove any existing debris and avoid the build up of debris which in turn renders the gutters non-functioning.
This in my opinion is the most cost effective way of ensuring your gutters stay unclogged and functioning. However, ladder safety should be a serious consideration. Climbing and working from a ladder is not something that should be done without serious consideration of the potential risks.
*Have the tree(s) that are depositing foliage onto your house removed or limbed.
This can be a costly endeavor as removing or limbing trees can be a dynamic and costly operation not to mention the costs associated with disposing of the wood.
An inexperienced homeowner should never take on this task themselves. Falling trees are inherently very dangerous for many reasons. ALWAYS hire a professional if this is the choice you make.
In my experience, the costs to remove/limb trees vary wildly from vendor to vendor. So shop around. (I have a couple I know and trust if you want personal referrals) During that shopping process also ensure you confirm that the vendor is insured for liability and ask to see their certificate of insurance. This should have an expiration date on it to confirm that insurance is still in effect.
So that is what I see in regard to clogged gutters and the damage that can potentially do to your home.
Bear in mind this damage occurs slowly and largely undetected until the damage is done.
